FAQ

Straight answers, before you have to ask

The 20 questions homeowners ask us most, answered the way we'd answer them on your driveway. If yours isn't here, call (555) 014-8830 and a person will answer it.

Prices and quotes

Is the calculator estimate binding?

No. It's an honest range built from our published per-square prices, the same numbers our estimators start from. The on-roof (or drone) measure turns it into a fixed written quote. If the final quote lands outside the calculator's range, we'll show you exactly which line moved it and why.

Do I need to be home for the estimate?

Not for the measure. We can do the roof from outside, and we'll text you before we arrive. We do like 20 minutes with you to walk through what we found, because a quote you don't understand isn't a quote. It's just a number.

How long is the quote good for?

30 days, in writing. Material prices move, and we won't hold you to a stale number in either direction. If prices drop before you sign, the quote drops too.

What deposit do you take?

10% at most, at contract signing, applied to materials. The balance is due after your final walkthrough, never before. A contractor who wants the full job paid up front is one to keep looking past.

What about the decking you can't see?

Rotten or delaminated decking is $85 per sheet of plywood, replaced and photographed. It is the one cost we truly can't see until tear-off, so we publish the number instead of hiding it in a change order.

Will you match a lower bid?

We'll read any bid with you line by line and tell you honestly where it's cheaper. Sometimes it's a fair, sharper price. Often it's reused flashing, no ice-and-water shield, or a warranty that disappears when the truck leaves town. We don't race to the bottom, and we'll tell you to take a truly better deal.

Storms and insurance

Do you work with my insurance company?

Yes. We photograph the damage slope by slope, write it up in the format adjusters use, and meet your adjuster on the roof. You stay in charge of your claim; we never ask you to sign it over to us.

A roofer knocked after the storm. Should I sign?

Not on the doorstep, and not anything called an assignment of benefits or a contingency agreement. Ask for a state license number, a local street address and proof of insurance, then take a day. Our storm checklist on the contact page walks through it.

Can you cover my deductible?

No, and nobody honest can. 'Waiving' or 'absorbing' a deductible is insurance fraud in most states. If a contractor offers, that tells you how they'll handle the rest of the job.

My roof is leaking right now. What happens first?

Call (555) 014-8830. Active leaks go to the repair dispatcher, not the estimate calendar. Our $350 emergency dry-in tarps the roof and stops the damage, and it's credited back if we do the repair.

The job itself

How long does a new roof take?

One or two days on site for most average homes. Steep, metal and cedar roofs take three to five days. The quote lists the days, and on a fixed-price job any extra day is on us.

Who will actually be on my roof?

A Beacon crew: a crew lead, two or three installers and an apprentice, all employees covered by our workers' comp. We don't use labor brokers or day-labor subcontractors.

Can you roof over my old shingles?

We can, but we'd rather not. Overlays trap heat, hide rot and void most shingle warranties. We quote a full tear-off by default and explain why in writing.

Will there be nails in my yard?

We tarp plants, lay plywood paths and run a magnetic sweeper twice: at clean-up and again at the final walkthrough. If you find a nail later, call and we'll sweep again.

Warranty

What does the Beacon Watch warranty cover?

Leaks and failures caused by our installation: flashing, fastening, venting and valleys, plus the water damage our work caused. It runs 15 years on replacements and 2 years on repairs.

Does the warranty transfer if I sell?

Yes, once. It's registered to your address, not your name, and we send the new owner a copy. Buyers' inspectors tend to like that.

How fast do you answer a warranty call?

Same week, and that's written into the warranty. If water is coming in, it's usually the same day. That's why we keep our area to about 40 minutes from the shop.

Paying for it

Is the 0% plan really 0%?

Yes. It's true 0%, not deferred interest. If the balance won't clear by month 10, we move you to the 36-month plan before the window closes, with no back-dated interest.

Does financing change the price?

No. The price is the same for cash, card or financing. We absorb the lender fee on the 0% plan instead of padding the price.

When do I pay?

A deposit of 10% at most when you sign, applied to materials. The rest is due after the final walkthrough, once you've seen the finished roof.
