Mortgages
Mortgages we keep, so you can call us in year seven
We keep most of our mortgages on our own books, so the person who helped you buy still answers the phone years later. First-time buyers can cut up to $2,000 from closing costs.

Questions
What borrowers ask
Every loan is reviewed on its own, and nobody here earns commission on your rate. More answers in the FAQ.
How much do I need for a down payment?
Many buyers put down less than 20%. Below 20% usually means private mortgage insurance, which adds to the monthly payment. An advisor can show you both versions side by side.
Will you sell my mortgage?
We keep most mortgages on our own books, so your payments and questions come to us. If a loan is ever transferred, you get written notice ahead of time.
Why is the APR higher than the rate?
The APR includes the interest rate plus certain closing costs, spread over the life of the loan. It's the better number for comparing lenders.
